A&R Properties Group files plans for 45-unit resi building in Jamaica

A&R Properties Group, on September 24, filed a permit application for construction of a 45-unit, 34,820-square-foot building at 88-06 161st Street in Jamaica, Queens. Joshua Asherian, managing director of development and acquisitions at A&R, filed the plans.

The neighborhood is typically highly active in terms of new development in recent years. In 2019 there were a total of 96 new building plans filed, with 86 more coming last year. This year, the number of plans filed in the neighborhood has slowed, with these being the 37th so far. With that being said, the number of dwelling units filed for has remained relatively consistent. So far this year plans have called for the construction of 1,222 units in Jamaica, compared to 1,574 in 2020, and 1,449 in 2019. These plans call for the construction of the second most residential (R-2) dwelling units in the neighborhood this year.

The plans call for the construction of a 75-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number Q00596656.

The project is described in the filing as: proposed seven-story residential building.

Per the plans, the ground floor of the building will have a residential lobby, parking for seven cars, and retail space. The second floor will have parking for another 16 cars. Floors three through seven will each have nine dwelling units per floor. The roof will have recreation space. The cellar will have utility rooms and laundry.

The architect listed is Arc Architecture + Design Studio.

The property was acquired for $3.5 million on March 10, 2021.

The developer is also currently constructing a 94-unit, 74,405-square-foot mixed-use building at 71-82 Parsons Boulevard in Flushing, Queens. The developer filed plans for the building in January and received permits earlier this month.
