Barone Management is fully permitted for $3M project to convert 31K sf warehouse to 72K sf school in Elmhurst

Barone Management, on October 19, was given a permit for a $3 million project which aims to convert a warehouse to a 72,523-square-foot school building at 45-20 83rd Street in Elmhurst.

The plans, pre-filed on May 28, 2019, call for the change in use and increase in the size of the building from a 19-foot tall, two-story office to a 58-foot tall, four-story school. Barone Management leased the building as the tenant from the landlord, Michael Cronin’s 45-20 83rd LLC.

The project is described in the filings as: filing for the enlargement and conversion of an existing warehouse to a four-story with mezzanine charter school as per plans filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $2,958,120.

The ground floor of the building will be converted from office and warehouse space to classrooms, a lobby, administrative office, a cafeteria, kitchen, and outdoor courtyard, per the plans filed. The second floor will be converted from offices to a mix of office and classroom space, as well as a faculty lounge. The newly constructed third and fourth floors will have additional classrooms, faculty offices, a music room and practice rooms, two outdoor passive roof terraces, and a gymnasium.

The architect for the project will be Stephen B. Jacobs Group Architects.
