Azimuth Development receives TCOs for 114-unit, 94-unit resi buildings in Longwood Melrose

Guido Subotovsky’s Azimuth Development Group, on August 26, was issued two temporary certificates of occupancy for construction of two residential buildings in Longwood Melrose.

The buildings were developed with the Upper Manhattan Development Corp, which owns the properties. The two developments are part of a three-building development which will total more than 210,000-square-feet. The third building, with an address of 702 Grand Concourse, is yet to receive a TCO.

The plans for the first newly completed building, pre-filed on March 8, 2017, call for the construction of a 100-foot tall, 10-story, 87,339-square-foot residential building with 114 residential units at 180 East 156th Street. The time from pre-file to TCO was three years and five months.

The project is described in the filings as: cellar plus 10-story residential new building with retail space on first floor.

The plans state that the cellar of the building has an attended parking garage with space for 51 cars. The ground floor has a lobby, retail space, laundry and mail rooms, and indoor and outdoor recreation spaces. Floors two through eight each have 14 dwelling units, the ninth floor has 10 dwelling units, and the 10th floor has six dwelling units.

The plans for second newly completed building, pre-filed on March 7, 2017, call for the construction of a 108-foot tall, 11-story, 77,205-square-foot residential building with 94 residential units at 707 Concourse Village West. The time from pre-file to TCO was three years and five months.

The project is described in the filings as: cellar plus 11-story residential new building with community facility on first floor.

The plans state that the cellar of the building has an attended parking garage with space for 30 cars. The ground floor has a lobby, community facility space, laundry room, two indoor recreation space, and an outdoor recreation space. Floors two through five each have 10 dwelling units, and floors six through 11 each have nine dwelling units.

The architect for both developments is Aufgang Architects, LLC.
