Avery Hall files for demo at Gowanus site with unofficial plans for up to 200 units
Avery Hall, on October 12, filed a permit application for the demolition of a gas station at 204 4th Avenue in Gowanus, Brooklyn. Alex Cutrona, development manager at Avery Hall, filed the plans.
The firm acquired the site for $29.8 million on November 14, 2019. About seven months prior, The Real Deal reported that the developer was gearing up to construct a 17-story building at the site which could have between 150 and 200 dwelling units, 25 to 30 percent of which would be affordable. The same report stated that the developer was seeking 50,000 additional square feet for the development, and if it was granted, would include a new entrance to the R train’s southbound Union Street subway platform as part of the project.
No plans have been filed yet, as the site is currently zoned for manufacturing. That could soon change, as a plan to rezone 82 blocks of the neighborhood heads to City Council.
Earlier this year the developer announced plans to construct a 14- to 16-story residential building at 274 Fourth Avenue, which would also be contingent on the rezoning passing, the Commercial Observer reported.

The plans call for the demolition of a single-story building.
The project is described in the filings as: full demolition of one-story structure using mechanical means to fully demolish.
