Hakimian Org. permitted for 346-unit building, most units filed in Elmhurst in 10 years
The Hakimian Organization, on October 13, received a permit for construction of a 346-unit, 286,274-square-foot mixed-use building at 72-01 Queens Boulevard in Elmhurst, Queens. Jason Hakimian filed the plans.
The plans were one of 18 new building plans filed in Elmhurst in 2019. The plans called for the construction of the most dwelling units in the neighborhood in at least the last 10 years, per an analysis of DOB filings by PincusCo.
The plans, pre-filed on September 27, 2019, call for the construction of a 125-foot tall, 12-story mixed-use building.
City Realty posted renderings of the project in early 2019.

The project is described in the filing as: application filed to erect new 12-story mixed-use building.
According to the plans, the ground floor of the building will have a residential lobby, parking for 70 cars, and multiple commercial spaces. The second floor will have 22 dwelling units, five indoor recreation spaces, and one outdoor recreation space. Floors three through nine will each have 36 dwelling units per floor, while floors 10 through 12 will each have 30 dwelling units per floor. The roof will have recreation space. The cellar will have additional commercial space and parking for another 126 cars.

The developer recently filed a permit application for the demolition of a 57,606-square-foot building at 250 West 49th Street in Times Square.
