Avery Hall files plans for 193-unit mixed-use building in Gowanus

Avery Hall, on December 8, filed a permit application for construction of a 193-unit, 161,490-square-foot mixed-use building at 653 Union Street in Gowanus, Brooklyn. Alexander Cutrona, development manager at Avery Hall, filed the plans.

The property was acquired for $29.8 million on November 14, 2019. About seven months prior, The Real Deal reported that the developer was gearing up to construct a 17-story building at the site which could have between 150 and 200 dwelling units, 25 to 30 percent of which would be affordable. The same report stated that the developer was seeking 50,000 additional square feet for the development, and if it was granted, would include a new entrance to the R train’s southbound Union Street subway platform as part of the project.

The new building plans continue to pile up in Gowanus in recent months following the passing of a significant rezoning plan in the neighborhood. This year there have been plans filed for the construction of 3,644 new dwelling units in the neighborhood.

The developer filed plans in October for the construction of a 67,431-square-foot retail building at 499 President Street in Gowanus.

These plans call for the construction of a 190-foot-tall, 14-story building and were filed with the New York City Department of Buildings under job number B00637594. The development site spans one tax lot.

The project is described in the filing as: filing herewith new mixed-use building as per plans.

The ground floor of the building will have multiple retail spaces. The second floor will have parking. The third floor will have a terrace, child’s room, and 17 dwelling units. Floors four through 11 will each have 19 dwelling units per floor, while floors 12 and 13 will each have 12 dwelling units. The 14th floor will have a pool, fitness room, lounge, and terrace.

The architect listed is L+Z Architecture, D.P.C.

The developer filed demolition plans at 204 4th Avenue back in October.

The property was acquired for $29.8 million on November 14, 2019.
