Labor union receives TCO for $5M project to open trade school in College Point
Excavators Union Local 731, on September 11, was issued a temporary certificate of occupancy for a $5 million project which converted a factory to an adult trade school on one floor of a 20,250-square-foot building at 14-29 112th Street in College Point.
The plans, pre-filed on August 13, 2018, call for no change in size but a change in use of the ground floor of the 25-foot tall, two-story building. The time from pre-file to TCO was two years and one month.
The project is described in the filings as: removal and installation of interior non-bearing partitions and related finishes with modification to existing HVAC system, plumbing fixtures, existing sprinkler system and fire alarm system to increase the occupant loads as per plans filed herewith. Change use on first floor from factory to adult trade school. The initial cost as reported in the DOB filing for the work described in this permit application is $5,022,000.
The architect for the project was Taylor Viazzo Architects.
The property was acquired for $4.2 million on February 29, 2016. The property, which features up to 14,002-square-feet in air rights, was previously owned by RJB Realty LLC. The College Point-based LLC sold the building at $200 per square foot.
No plans have been filed at the building since November of 2018.
