Aryeh Realty pays $7M to Townhouse Management for multifamily property in Carnegie Hill

Aryeh Realty through the entity Falcon Realty LLC paid the Maidman family’s Townhouse Management Company’s R&D 1670 LLC $7.1 million for 1670 3rd Avenue in Carnegie Hill. The deal closed on December 25, 2019, and was recorded on January 13, 2020. The transaction consists of 1 parcel, including the tax class multifamily, more than six families with stores (C7) and containing 16 residential units. The property is 8,216 square feet. The parcel(s) have total development potential of 25,339 square feet.
The sale price per unit is $443,586.

This is the fourth Aryeh Realty acquisition in the past two months, for a total of nearly $50 million. Other sales include $18 million in Noho and $16.2 million in Soho.

Over the past five years, there have been 2 NYC Department of Buildings permit applications filed for this parcel valued at more than $20,000. There were 2 renovation/alteration projects (A2) applied for with a total estimated value of $165,401.
