Jay Group files plans for 292-unit mixed-use building at DoBro site recently purchased for $42.8M

Joel Kohn’s Jay Group, on January 4, filed a permit application for construction of a 292-unit, 240,092-square-foot mixed-use building at 101 Fleet Place in Downtown Brooklyn, Brooklyn.
Jay Group and AB & Sons through the entity 101 Fleet Holding LLC paid $42.8 million to the Leser Group for the property just last month.
The two firms have worked together in the past. This past November Jay Group was given a permit for construction of a 238-unit, 222,329-square-foot mixed-use building at 620 West 153rd Street, at a site owned by Isaac Chetrit’s AB & Sons Group.
There have been six plans, including these, filed in Downtown Brooklyn in the previous 12 months. The plans combine to call for the construction of 1,724 new dwelling units in the neighborhood.
The plans call for the construction of a 215-foot-tall, 21-story building and were filed with the New York City Department of Buildings under job number B00653276. The development site spans one tax lot.
The project is described in the filing as: Proposed new 21-story and cellar mixed-use building.
Per the plans, the ground floor of the building will have a residential lobby, kid’s room, recreation space, pet spa, co-working space, party space, commercial space, and three dwelling units. Floors two through 17 will each have 15 dwelling units per floor. The 18th floor will have 14 dwelling units, the 19th floor will have 13 dwelling units, the 20th floor will have 11 dwelling units and a lounge, and the 21st floor will have 11 dwelling units and an exercise room. The roof will have recreation space. The cellar will have utility rooms, a theater, and parking for 44 cars.
