Arker files plans for 194-unit rental, second of 11-building, 2,200-unit Edgemere Commons

Arker Companies, on October 19, filed a permit application for construction of a 194-unit, 161,782-square-foot mixed-use building at 5123 Beach Channel Drive in Arverne, Queens. This is the second new building filed by the developer in as many months for its redevelopment plan, in partnership with the Northeast Brooklyn Housing Development Corporation, which aims to bring 2,200 new units to the former Peninsula Hospital site. The development is known as Edgemere Commons.

The first plans, calling for the construction of a 257-unit, 220,478-square-foot mixed-use building at 51-19 Beach Channel Drive, were pre-filed on September 25.

The plans call for the construction of a 180-foot tall, 17-story mixed-use building. Alex Arker, a principal at Arker Companies, was the owner representative on the filing.

The project is described in the filings as: new 17-story mixed-used dwelling.

The ground floor of the building will have two commercial spaces and a residential lobby, according to the plans. The second floor will be used for mechanical purposes, while the third floor will have parking for 48 vehicles. The fourth floor will have indoor and outdoor recreation areas and 18 dwelling units. Floors five through seven will each have 20 dwelling units per floor, floors eight through 10 will each have 19 dwelling units per floor, floors 11 through 13 will each have 13 dwelling units per floor, and floors 14 through 17 will each have five dwelling units per floor. Floors four through 10 and 12 through 17 will each have laundry rooms.

In total, the 9.3 acre site will have 11 new buildings when the full project is complete. The total number of units varied across different reports, ranging from 2,050 to 2,200.

Aufgang Architects is designing the project, which is being financed through a combination of private investments and government agencies or programs related to affordable housing development, according to news reports.
