ARGO, Bsafal file plans for 28-unit resi building in West Village
Ameesh Agarwal, on March 31, filed a permit application for construction of a 28-unit, 55,474-square-foot residential building at 64 University Place in the West Village of Manhattan. Ameesh Agarwal, managing principal at Bsafal Inc., filled the plans.
Bsafal, a subsidiary of Safal Constructions India Private Limited, partnered with Mark Moskowitz’s Argo Real Estate for the project.
The building will occupy two tax lots.
The plans call for the construction of a 125-foot tall, 11-story residential building and were filed with the New York City Department of Buildings under number M00492685.
The project is described in the filing as: Construction of new 11-story building.
According to the plans, the ground floor of the building will have a lobby, lounge, outdoor terrace, and non-commercial art gallery. Floors two through four will each have four dwelling units per floor, floors five through eight will each have three dwelling units per floor, the ninth floor will have two dwelling units, and floors 10 and 11 will each have one dwelling unit per floor. The cellar will have an exercise room, storage space for tenants, and laundry. The roof will have terraces.
Richard Grey Nemeth is listed as the architect.
On February 19, Allen Rezhets, senior project and construction manager of ARGO, filed a permit application for the demolition of the four-story building currently occupying the site. The plans have not been permitted yet.
The property was acquired for $30 million on June 27, 2019. That same year, the developer paid David Issroff’s King Rock Capital $1.5 million for 3,000-square-feet of air rights from 70 University Place in November of 2019.
