Plans for 48-unit mixed-use building in Gowanus

A private application on behalf of the Angelina Gatto Trust is planning to construct a 41,213-square-foot mixed-use building with 48 dwelling units at 153-157 9th Street in Gowanus, Brooklyn. Richard Gatto is listed as the primary applicant.

The plans call for a 95-foot tall, nine-story mixed-use development. The 41,213-square-feet will be broken into approximately 8,000-square-feet of commercial space and 33,213-square-feet of residential space. Of the 48 units, 13 would be permanently affordable units at or below 60 percent of the area median income, with 10 percent at or below 40 percent area median income. The development could potentially provide 9,769-square-feet or 28 percent of the residential floor area as affordable housing floor area.

The proposed development would occupy a 10,742-square-foot zoning lot composed of four contiguous tax lots.

Per the plans, the development will occupy Lots 48, 49, and 50, and an 8,242-square-foot parcel located on 9th Street between 2nd and 3rd Avenues within the rezoning area. It will also utilize 3,300-square-feet of commercial development rights transferred from Lot 16, a 2,500-square-foot parcel located directly behind the development site on 8th Street.

The plans were disclosed in an application to the New York City Planning Commission seeking a proposed zoning map amendment from M1-2 to M1-4/R7A, a special permit pursuant to ZR 74-533 to waive required residential off-street parking, and a zoning text amendment to designate a mandatory inclusionary housing (MIH) area and mixed-use (MX) district in order to facilitate the development.
