APT Developers files plans for 70-unit mixed-use building in Gowanus

APT Developers, on December 16, filed a permit application for construction of a 70-unit, 69,966-square-foot mixed-use building at 475 Smith Street in Gowanus, Brooklyn. The name of the filing representative was “Y S”.

There have been 24 new building plans filed in Gowanus this year, calling for a total of 4,140 dwelling units. Gowanus has easily been the most active neighborhood for new residential development in the city this year. The next most active neighborhood was the Lower East Side of Manhattan, where plans were filed for 2,833 new dwelling units this year.

The plans call for the construction of a 10-foot-tall, four-story building and were filed with the New York City Department of Buildings under job number B00643705. The development site spans several tax lots.

The project is described in the filing as: proposed nine-story mixed use building.

Per the plans, the ground floor will have multiple retail spaces and a residential lobby. Floors two through eight will each have 10 dwelling units per floor. The ninth floor will have a gym and a lounge.

The architect listed is Oda-Architecture, P.C.
