APF Properties permitted to increase office density on two floors of Club Row Building in Grand Central

APF Properties, on September 15, was given a permit for a project that will increase the occupancy load on two floors of the 287,894-square-foot office building, known as the Club Row Building, at 28 West 44th Street in Grand Central. The permitted combined occupancy on the two floors will rise from 180 people to 290 people,

The plans, pre-filed on July 13, 2019, call for an increase in occupancy on floors 16 and 20 of the 300-foot tall, 23-story building.

The project is described in the filings as: application filed to increase occupancy of the 16th and 20th floors. Amended co to be obtained. Miscellaneous partition work as indicated on plans filed herewith. The initial cost as reported in the DOB filing for the work described in this permit application is $20,000.

The project will almost double the office capacity on the two floors.

The architect listed is Highland Associates.

The building has three eating and drinking establishments, including a high-end Japanese restaurant.

The property was acquired for $161 million on May 3, 2011.
