Anshel Fridman files plans for 89-unit building in Mott Haven, site purchased for $8.4M

Anshel Fridman through the company Artist Construction LLC, on January 19, filed a permit application for construction of a 89-unit,
60,999-square-foot residential building at 91 Bruckner Boulevard in Mott Haven, Bronx.

Fridman through the company 91 Bruckner Blvd LLC bought the property from Jeffrey Fiedler through Jescan Realty Corp, for $8.425 million, in a deal that closed on January 3, 2022. Michael Saidian of Capital Property Partners was the broker on the transaction.

The plans are one of eight new building plans to be filed in Mott Haven in the previous 12 months. The eight plans combined to call for the construction of 1,693 dwelling units in the neighborhood during the period.

The plans call for the construction of a 70-foot-tall, seven-story building and were filed with the New York City Department of Buildings under job number X00657730. The development site will span two tax lots.

The project is described in the filing as: seven-story residential new building – 89 dwelling units – proposed development on tax lot 1 – tax lot 9 is part of the zoning lot, separate Alt 1 application to be filed.

Per the plans, the ground floor of the building will have recreation space and six dwelling units. Floors two through six will each have 14 dwelling units per floor, while the seventh floor will have 13 dwelling units. The roof and cellar will have recreation space.

The architect listed is S. Wieder Architect P.C.
