Alex Lau, on April 14, filed a permit application for construction of a 63-unit, 57,771-square-foot mixed-use building at 45-07 45th Street in Sunnyside, Queens.
The plans call for the construction of an 83-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number Q00718151.
The development site spans one tax lot. The lot width is 110 feet.

Per the plans, the ground floor will have a lobby and five retail spaces. The second floor will have 10 dwelling units and recreation space. Floors two through six will each have 10 dwelling units per floor. The seventh floor will have eight dwelling units and a terrace. The eighth floor will have five dwelling units, a terrace, and an exercise room. The cellar will have parking.
