Permit for 38K sf warehouse-to-office conversion in Williamsburg

The company 96 North 10th Street Holdings LLC, on March 10, was given a permit for a $3.5 million project to convert a warehouse to a 38,028-square-foot office building at 96 North 10th Street in Williamsburg, Brooklyn. Bentzi Reifer of Transition Acquisitions (TRAC), the managing agent, filed the plans. Israel Elbogen, an attorney, signed the loan documents as a member of the owner LLC.

Yimby reported in 2018 that a company called Acme was planning to construct a new 115,000-square-foot building there.

The plans, pre-filed on June 26, 2020, call for the change in use and increase in the size of the building from a 26-foot tall, two-story, 37,487-square-foot warehouse to a 32-foot tall, two-story, 38,028-square-foot office building.

The project is described in the filings as: proposed conversion and alteration of an existing two-story with cellular manufacturing building into commercial use as per submitted drawings. The initial cost as reported in the DOB filing for the work described in this permit application is $3,500,000.

According to the plans, the conversion will also bring retail space to the ground floor of the building.

The property was acquired for $23 million on February 14, 2019. Eliyahu Zev Kohn was listed as the buyer’s manager in the purchase of the parcel from the Ko-Rec-Type portfolio.
