Abraham Posner files plans for 29-unit mixed-use building at newly purchased Boerum Hill property

Abraham Posner, on August 5, filed a permit application for construction of a 29-unit, 21,113-square-foot mixed-use building at 82 4th Avenue in Boerum Hill.

The plans call for the construction of a 95-foot tall, nine-story mixed-use building.

The project is described in the filings as: proposed new nine-story and cellar residential, commercial and community facility building. Partitions as per plan.

The cellar of the building will have storage, a laundry room, a lounge, and a pet spa, according to the plans. The ground floor of the building will have commercial space and commercial facility space, along with a residential lobby and mail room. Floors two through six will each have four dwelling units and floors seven through nine will each have three dwelling units. The roof terrace will add 1,464-square-feet of recreation space.

The property was acquired for $2.8 million on February 24, 2020.

Demolition plans were filed last month for the existing three-story building on the property.

In March of 2020 Posner signed a construction loan agreement with lender Northeast Community Bank valued at $7.7 million for two parcels at 191 Veronica Place and 193 Veronica Place in Flatbush. The year before, the developer filed plans for a seven-story mixed-use building at 191 Veronica Place.
