Abraham Brach and Parkview Management finish 52K sf mixed-use building in East Williamsburg

Abraham Brach and Parkview Management, on November 6, received a final certificate of occupancy following construction of a 23-unit,  52,322-square-foot mixed-use building at 58 Gerry Street in East Williamsburg. The building was never issued a temporary certificate of occupancy, so this is its first certificate of occupancy.

The project is related to another new building, located at 25 Bartlett Street, which received its final certificate of occupancy in August. The 41,060-square-foot building has 18 dwelling units.

The building at 58 Gerry, which occupies a parcel formerly owned by drug-maker Pfizer, was described as “upscale religious housing”.

The plans, pre-filed on March 24, 2017, call for the construction of a 82-foot tall, seven-story mixed-use building. The time from pre-file to CO was three years and eight months.

The project is described in the filings as: proposed new seven-story and cellar mixed-use building at 58 Gerry Street tax lot 2. This application is filed on one zoning lot which includes tax lots 1, 2, 3 and 51. Tax lot 1 has a NB filed as 25 Bartlett Street. Tax lot 51 has an existing three-story building with the address 33 Bartlett Street.

The cellar has residential and commercial storage space, according to the plans. The ground floor has 15 parking spaces, a residential lobby, and two retail spaces. The second floor has three dwelling units and private terraces. Floors three through seven each have four dwelling units per floor. The roof provides an outdoor recreation area.

Fischer + Makooi Architects was the architect.

The site was purchased for $27.5 million by Branch in January of 2017.
