Abdul Kayum files plans for 29-unit mixed-use building in East Morrisania

Abdul Kayum, on January 28, filed a permit application for construction of a 29-unit, 20,104-square-foot mixed-use building at 1506 Southern Boulevard in East Morrisania, the Bronx.

In the previous 12 months there have been 11 new building plans, including these plans, filed in the neighborhood. These plans call for the construction of the second most dwelling units in East Morrisania during the span.

The plans call for the construction of a 74-foot-tall, eight-story building and were filed with the New York City Department of Buildings under job number X00668558. The development site spans one tax lot.

The project is described in the filing as: proposed new building, eight-stories, mixed-use and 29 residential units.

Per the plans, the ground floor of the building will have a residential lobby, community space, and four parking spaces. The second floor will have three dwelling units and recreation space. Floors three through seven will each have five dwelling units per floor, while the eighth floor will have one dwelling unit.

The architect listed is Badaly Architects.

The property was acquired by Kayum for $1.3 million on November 9, 2021.
