AB Capstone receives TCO for 20K sf mixed-use building in Sunnyside

AB Capstone, the investment and development arm of AB Capstone Group, on September 11, was issued a temporary certificate of occupancy for construction of a 10-unit, 20,215-square-foot mixed-use building, known as Sunnyside Point, at 47-16 Greenpoint Avenue in Sunnyside.

The plans, pre-filed on March 23, 2015, call for the construction of a 60-foot tall, four-story building. The time from pre-file to TCO was five years and six months.

The building is divided into 3,001-square-feet of commercial space, 8,531-square-feet of community space, and 8,683-square-feet of residential space.

The cellar, per the original plans, has community facility space, storage, laundry, and utility rooms. The ground floor also has community facility space, in addition to office space and a residential lobby. The second floor has more community space, while floors three and four each have five dwelling units. The roof provides recreation space.

Reports indicated that the commercial space in the first two floors will be occupied by medical offices. The ground floor will be occupied by an urgent care center and the second floor will be occupied by a medical provider.

KOH Architecture PLLC was responsible for the design.

The property was acquired for $4.3 million in the fall of 2014.
