AB Capstone gets TCO for $2.7M project to convert 33K sf building to school with restaurants in Mott Haven
AB Capstone Group, on September 28, was issued a temporary certificate of occupancy for a $2.7 million project that converted a 33,238-square-foot building to a middle school with multiple eating and drinking establishments at 524 Courtlandt Avenue in Mott Haven. The owner representative was AB Capstone president, Meir Babaev.
AB Capstone paid $17.5 million on May 18, 2017, for the property and obtained $18.2 million in construction and land financing from Lightstone Group in 2019.
The plans, pre-filed on March 26, 2018, call for no change in size but a change in use of the 28-foot tall, two-story building. The time from pre-file to TCO was two years and six months.
The project is described in the filings as: filing herewith alteration type 1 to update use and occupancy as per plans. The initial cost as reported in the DOB filing for the work described in this permit application is $2,678,190.
The cellar of the building now is occupied by an adult business school, according to the plans. The ground floor, which was previously occupied by stores, was converted to middle school space along with three eating and drinking establishments. The second floor office space was converted to additional middle school space.
KOH Architecture PLLC is listed as the architect on the filing.
