Adam America receives TCO fo 80K sf mixed-use condo with $93.9M sellout in Boerum Hill
Dvir Cohen Hoshen and Omri Sachs’ Adam America Real Estate, on September 8, was issued a temporary certificate of occupancy for construction of a 62-unit, 80,138-square-foot mixed-use condominium, known as Five Six One Pacific, at 561 Pacific Street in Boerum Hill.
The plans, pre-filed on May 15, 2017, call for the construction of a 124-foot tall, 12-story mixed-use building. The time from pre-file to TCO was three years and four months.
The project is described in the filings as: construct new twelve 12-story mixed-use building as per plans filed.
The plans state the building has several amenities, such as a dog spa, exercise rooms, laundry facilities, and numerous recreation spaces. The ground floor of the building has retail space, storage, and a residential lobby. Floors two through four each have nine apartments, floors five and six each have six apartments, the seventh floor has four apartments, the eighth and ninth floors each have five apartments, the 10th floor have four apartments, the 11th floor has three, and the 12th floor has two. The roof adds over 1,300-square-feet of recreation space.
The apartments range from studios to three-bedroom layouts.
ODA was in charge of the design for the building, including the Japanese-inspired wooden slat screen entryway.
The property was acquired for $36 million on June 30, 2017.
The condominium plan, CD170362, currently has a sellout price of $93,975,000 with the NYC AG. The condo plans were submitted on December 12, 2017.
