91-unit resi condo plan submitted in Elmhurst

Skyhill III Group submitted a condominium plan for a development with 91 residential units at 70-65 Queens Boulevard, in Elmhurst, Queens.

The condo plan, CD210113, has no sellout price listed with the New York State Attorney General. Cun Long Chen and Xin Xiang Lin are listed as the principals of sponsor.

In May of 2017, Cun Long Chen filed new building plans with the New York City Department of Buildings calling for the construction of an 85-foot tall, nine-story, 67,024-square-foot residential building with 91 dwelling units at the property.

Per the plans, the ground floor of the building will have 25 parking spaces, a residential lobby, and one dwelling unit. The second floor will have 13 dwelling units and 25 parking spaces. Floors three through eight will each have 13 dwelling units per floor, the third floor will also have a public outdoor recreation space. The ninth floor will have 12 dwelling units.

Initial permits were issued to the developer in December of 2019, but the TCO has not yet been issued.

S M Tam Architect is listed as the architect.

The developers acquired the property for $10.5 million in September of 2017.
