$9.1M rehab planned for affordable housing building in Fordham

Gilbane Development Company, on September 18, filed a permit application for a $9.1 million rehabilitation of several floors of a 312-unit building at 353 Ford Street in Fordham.

Gilbane Development Company, along with Dantes Partners, The Kraus Organization, Apex Building Group, and social services provider BronxWorks, are the development team responsible for upgrading and preserving the affordable housing building.

The project is part of NYCHA’s Permanent Affordability Commitment Together (PACT) program, the project includes 647 units across 15 low-rise buildings.

The plans call for a rehab of the cellar, outside space, and all floors of the 110-foot tall, 16-story, building.

The project is described in the filings as: interior renovation of existing building.replacement of egress stair doors, trash hopper doors, new finishes and light fixtures. Replacement of apartment interior doors and existing convector housing. Renovation of lobby, new fixtures and finishes. Exterior renovation of existing site. Site work to include new play spaces, concrete walk and planting. The initial cost as reported in the DOB filing for the work described in this permit application is $9,100,000.

These are the first A2 renovation plans filed this year at the building.
