57Group files plans for 40-unit mixed-use building in Kingsbridge, largest NB plans in the neighborhood in two years

57Group, on July 7, filed a permit application for construction of a 40-unit, 31,602-square-foot mixed-use building at 3128 Bailey Avenue in Kingsbridge, Bronx. Yaniv Zohar, a principal at 57Group, filed the plans.

The plan call for the construction of a 65-foot-tall, six-story mixed-use building and were filed with the New York City Department of Buildings under job number X00546584. The development site spans two tax lots.

The project is described in the filing as: proposed new six-story and cellar mixed-use building. Proposed 40 dwelling units and community facility at ground floor.

According to the plans, the floors one through five of the building will each have eight dwelling units per floor. The cellar of the building will have a lobby, parking for 20 cars, and a healthcare facility. The roof will have recreation space.

The architect listed is Baobab Architects P.C.

The neighborhood does not often experience new development. According to a PincusCo analysis, this is the first plan for a building 20,000 square feet or larger planned in Kingsbridge in the last two years. There have been two plans filed over the period for buildings larger than 15,000 square feet but less than 20,000 square feet.

Recent activity in the neighborhood includes the city’s redevelopment plans to convert a historic armory into the country’s largest ice skating complex.
