$54.9M condo plan submitted in Midtown East at former Lutèce restaurant site

A condominium plan for 27 residential units was submitted at 249 East 50th Street in Midtown East, Manhattan. The site was previously occupied by the famous French restaurant, Lutèce, which closed in 2004 after 43 years.

A consortium of families bought the site in 2014 for $17 million.

The condo plan, CD210147, has a sellout price of $54.9 million with the New York State Attorney General. Fanny Chiong and Kyaw Myint are listed as Trustees for the project. Yolanda Tun-Chiong and Richard, whose first name is not provided, are listed as managing members.

In September of 2016, Stanley Chiong through the company E 50 Street Realty LLC, filed new building plans with the New York City Department of Buildings calling for the construction of a 167-foot tall, 15-story, 39,933-square-foot residential building with 27 dwelling units at the property.

The plans were permitted in 2018 but have not received a TCO yet.

Per the DOB plans, the ground floor of the building will have a residential lobby, one dwelling unit, and the lower halves of two duplex units. The second floor will have an exercise room and the upper halves of two duplex units. Floors three through five will each have four dwelling units per floor, the sixth floor will have three dwelling units, the seventh floor will have two dwelling units, floors eight through 13 will each have one dwelling unit per floor, while the 14th and 15th floors will each have halves of one duplex unit.

Isaac Stern is the architect behind the design of the project.
