$2.7M enlargement of 22K sf office completed it Bed-Stuy

The company Broadway 800 LLC, on July 2, formally completed a $2.7 million enlargement of an office building at 800 Broadway in Bedford-Stuyvesant, Brooklyn.

Bentzi Reifer of Transition Acquisitions (TRAC) filed the plans. Israel Elbogen, an attorney, signed the loan documents as a member of the owner LLC.

The developer received a TCO on July 2 for the conversion, according to the DOB Now Public Portal, in addition to a final certificate of occupancy the same day.

The plans, pre-filed on July 18, 2016, call for the increase in the size of the building from 30-foot tall, three-story, 12,741-square-foot building to a 62-foot tall, five-story, 22,183-square-foot building.

The project is described as: Alteration 1 application to make vertical and horizontal enlargement and convert the use from a 6a to a 6b. The initial cost as reported in the DOB filing for the work described in this permit application is $2,689,700.

According to the plans, the ground floor of the building was converted from bar and restaurant to office space. Light manufacturing space on floors two and three were also converted to office space, while the newly constructed fourth and fifth floors are also used for office space.

Philip Toscano Architects was the architect

The property was acquired for $5.2 million on March 2, 2016.
