Lalezarian Properties files plans for 70-unit mixed-use building in Yorkville

Lalezarian Properties, on October 1, filed a permit application for construction of a 70-unit, 84,266-square-foot mixed-use building at 300 East 83rd Street in Yorkville, Manhattan. Erik Lalezarian filed the plans while Elk Investors owns the property. Erik Lalezarian did not immediately respond to a request for comment.

These are the third new building plans filed in the neighborhood this year. The other plans called for a 106-unit, 120,969-square-foot mixed-use building at 250 East 83rd Street, filed by Torkian Group, and a 103,412-square-foot storage building at 424 East 90th Street, filed by Parkland Group.

The plans call for the construction of a 235-foot-tall, 22-story mixed-use building and were filed with the New York City Department of Buildings under job number M00574359. The development site spans four tax lots.

Per the plans, the ground floor will have a residential lobby and retail stores. The second floor will have a children’s playroom and four dwelling units. The third floor will have a gym and four dwelling units. Floors four through nine will each have five dwelling units per floor, floors 10 through 14 will each have four dwelling units per floor, floors 15 through 20 will each have two dwelling units per floor, while floors 21 and 22 will each have half of a duplex unit.

The architect listed is SLCE Architects.

The estimated job cost is $10 million.

The property was acquired for $5.3 million on October 22, 2009.
