$15.9M condo plan submitted in Astoria

Eric Belanich’s Bell Realty, along with Alan Bjegovic, submitted a condominium plan on November 9 for a 17-unit building at 25-74 34th Street in Astoria. The initial sellout price with the New York State Attorney General is $15,905,000.

On December 21, 2018, Eric Belanich pre-filed plans with the Department of Buildings calling for a 50-foot tall, five-story, 17,465-square-foot residential building with 17 dwelling units on the property.

According to the DOB plans, the building’s cellar will have storage space. The ground floor will have a residential lobby and three dwelling units. Floors two through four will each have four dwelling units per floor. The fifth floor will have two dwelling units. The building will also have nine parking spaces and a rooftop terrace.

T F Cusanelli & Filletti Architects is listed as the architect.

The plans received their initial permits for construction in July of 2019.

Bell Realty acquired the property in January of 2018 for $1.7 million.

The pair have worked on other condo projects in Astoria together in the past, such as 31-41 29th Street. That development currently has a $8,311,712 sellout with the AG.
