14-unit mixed-use building proposed in Kew Gardens, seeks rezoning

Property owner Emanuel Avezbakiyev filed a land use application for a rezoning in order to build a 14-unit, 19,347-square-foot mixed-use building at 190 83rd Avenue in Kew Gardens, Queens.

The application, filed on October 12, 2022, is described as: A zoning map amendment from an R2 to an R6B zoning district and a zoning text amendment to establish an MIH area are sought to facilitate a new 5-story, 16,051 sf (2.01 FAR) residential development, including a 2,543 sf ground floor fitness center, is being sought by a private applicant at 190 83rd Avenue in Kew Gardens, Community District 9, Queens. The project would have 14 dwelling units, four of which would be affordable. The Environmental Assessment also mentions the possibility of 20 units, instead of 14.
