Whitestone Lanes’ owner proposes 347-unit mixed-use development in Flushing

Marco Macaluso, a member of the family that owns the Whitestone Lanes bowling alley, filed a land use application for a 347-unit, 468,681-square-foot mixed-use building at 30-05 Farrington Street. The application, filed on October 12, 2022, through the entity Mar Mar Realty LLC, is described as: A zoning map amendment from M1-1 to R7A and zoning text amendment to Appendix F of the Zoning Resolution to facilitate a new 9-story residential development including 367,630 zoning square feet (3.47 FAR) and 347 dwelling units with approximately 11,000 square feet of private open space, and 14,000 square feet of public open space is being sought by Mar Mar Realty LLC at 30-05 Farrington Street in Flushing, Community District 7, Queens. The Applicant intends to comply with MIH through Option 1, so that 25% of residential floor area (comprised of approximately 93 dwelling units) will be set aside as affordable housing for residents with total incomes averaging 60% Area Median Income (AMI).

The project is proposed on three tax lots, including 135-01 31st Road. The zoning is M1-1 which allows for up to 1 times floor area ratio (FAR) for manufacturing The city-designated market value for the property in 2022 is $823,000.

Over the past five years, there has been no NYC Department of Buildings new building, demolition, or alteration permit application valued at more than $20,000 filed for this parcel.
