$11.6M condo plan with 16 units submitted in Prospect Park South

On November 8, a condominium plan was submitted for 16 residential units at 39 Argyle Road in Prospect Park South, Brooklyn

The condo plan, CD210304, has a sellout price of $11,635,000 listed with the New York State Attorney General. There are no principals of sponsor listed on the condo filing. The sponsor listed is 39-45 ARGYLE LLC.

The developer has owned the site since the year 2000, according to city records. The purchase included the acquisition of 45 Argyle Road, directly next door.

There have been no new building plans or major alteration plans filed at the buildings since the were acquired, according to an analysis of NYC DOB filings. Both multifamily buildings are four-stories tall and roughly 16,640-square-feet. Each building has 16 dwelling units.

In 2007, plans were filed for an interior renovation of the dwelling units located at 45 Argyle Road. Similar plans have not been filed at 39 Argyle Road, however. The only noteworthy alteration plans to be filed at 39 Argyle Road, when plans were filed to repair damages to one dwelling unit that were caused in a fire.
