$11.5M condo plan with 10 units submitted in Gowanus

On November 8, a condominium plan was submitted for 10 residential units at 136 14th Street in Gowanus, Brooklyn.

The development is known as the One Three Six Condominium.

The condo plan, CD210305, has a sellout price of $11,524,000 listed with the New York State Attorney General. Roel Paz is listed as the managing member on the plan. The sponsor name is Sheriff Holding Development LLC.

The developer purchased the site in 2018, according to city records.

The developer filed new building plans November of 2018 calling for the construction of a 55-foot tall, five-story, 12,414-square-foot residential building with 10 dwelling units.

Per the plans, the ground floor of the building will have a residential lobby and two dwelling units. Floors two through five will each have two dwelling units per floor. One of the fifth floor dwelling units will also have a terrace. The roof will have a shared terrace. The cellar will have residential accessory space in conjunction with the ground floor dwelling units.

The new building plan received initial construction permits earlier this year.

Demolition of the single-story commercial building which had previously occupied the property was completed in January of this year.
