$10M condo plan submitted in Woodside

Weiye Luo, through the company 5216 Roosevelt Ave LLC, submitted a condominium plan for 10 residential units and three commercial units at 52-16 Roosevelt Avenue in Woodside, Queens.

The condo plan, CD210141, has a sellout price of $10 million with the New York State Attorney General. Weiye Luo is listed as the principal of the sponsor.

In February of 2019, Weiye Luo through the company 5216 Roosevelt Ave LLC, filed new building plans with the New York City Department of Buildings calling for the construction of a 55-foot tall, six-story, 15,304-square-foot residential building with 10 dwelling units at the property.

The plans were permitted in November of 2019, but have not received a TCO yet.

Per the DOB plans, the ground floor of the building will be used for community space. Floors two through four will each have three dwelling units per floor, while the fifth floor will have one dwelling unit. The second floor also will have outdoor recreation space. A residential lobby and commercial retail space will be located in the basement.

Bricolage Design Associates was the architect for the project.

The developer purchased the property in late 2018 for $2.2 million, according to city records.
