108-unit building planned in LIC

A developer operating under the entity Agayev Holding, LLC, is planning to construct a 108-unit, mixed-use development at 35-01 Vernon Boulevard in Long Island City, Queens. The property owner is Yoav Agayev, according to city real estate records.

The building will be nine-stories and will also have more than 25,000 square feet of commercial and light industrial space.

The plans were disclosed in a filing seeking a zoning map amendment from R5 to M1-4/R7A, and zoning text amendments to establish a special mixed-use district and a mandatory inclusionary housing (MIH) area.

The developer purchased the property for $4.8 million in June of 2012, according to city records.

No new building plans have yet been filed with the Department of Buildings. The lot is currently occupied by three industrial and manufacturing buildings.
