Zoning Diagram round up: schematics of Extell, Turnbridge, more
PincusCo is taking a look at zoning diagrams for some of the most significant projects filed over the last several months. The plans examined are from projects filed by Gary Barnett’s Extell Development, Turnbridge Equities, Aview Equities, and Jing Gao. These schematic drawings are not architectural designs and do not necessarily represent the final design of the building. PincusCo is publishing these to give readers a sense of the massing and scale of the buildings. The last zoning diagram roundup looked at projects from Jeff Sutton’s Wharton Properties, Starrett Development, and Lendlease.
Gary Barnett’s Extell Development, on April 21, filed a permit application for construction of a 670-key 242,759-square-foot, mixed-use hotel building at 1710 Broadway in Midtown West, Manhattan.

The same month, on April 28, Extell Development filed a permit application for construction of a 400-key, 208,962-square-foot mixed-use hotel at 201 West 54th Street in Midtown West, in Manhattan.

Turnbridge Equities, on May 3, filed a permit application for construction of an 879,203-square-foot warehouse building at 950 East 149th Street in Mott Haven, in the Bronx. The property is owned by Dune Real Estate Partners, which last year paid Turnbridge $141 million for four parcels and the Friedland family’s Westrock Development $32.5 million for a fifth parcel. PincusCo reported yesterday that Turnbridge and Dune obtained a $381.24 million construction loan from KKR Real Estate Finance Trust.

Aview Equities, on May 18, filed a permit application for construction of a 131-unit, 150,900-square-foot residential building at 23 Ocean Parkway in Kensington, Brooklyn. Abraham Leifer filed the plans.
The plans call for the construction of a 90-foot tall, nine-story building, and were filed with the New York City Department of Buildings under number B00501131. The development site spans one tax lot.

Jing Gao, on May 12, filed a permit application for construction of a 100-unit, 75,124-square-foot condominium at 47-11 90th Street in Elmhurst, Queens. According to the plans the filing is for a zoning review. Developer Xiu Qin Shi, as president of of 90 Queens Inc., owns the property.



It is important to note that the zoning diagram submission is currently marked as rejected on the plans.
