Z. S. Inc. pays $10M to Morgan Group for rentals in Highbridge

Z. S. Inc. paid $10 million to the Morgan Group for two rentals in Highbridge, the Bronx, in two separate transactions.

In the first, Z. S. Inc. through the entity 1710 Popham LLC paid $5 million to Morgan Group through the entity Popham Avenue LLC for 37-unit rental (D1) at 1710 Popham Avenue in Highbridge, Bronx.
The deal closed on June 9, 2021 and was recorded on June 22, 2021.
The property has 32,800 square feet of built space and 0 square feet of additional air rights for a total buildable of 9,375 square feet according to PincusCo analysis of city data. The sale price per built square foot is $152 per the PincusCo analysis.
The owner bought the property on 28-May-13, for $5.9 million.
The signatory for Morgan Group was Scott Morgan. The signatory for Z. S. Inc. was Yaakov Einhorn.

Scott Morgan is CEO of the Morgan Group. Yaakov Einhorn is the president of Z. S. Inc.
The former owners according to the Department of Housing Preservation and Development included Scott Morgan, head officer and Brooke Morgan, shareholder. The business entities were The Morgan Group Llc and Popham Avenue Llc.
Within a 400-foot radius of 1710 Popham Avenue, PincusCo identified three commercial real estate items of interests occurred over the past 24 months.
Of those three items, two were for major renovation including a certificate of occupancy change. They were one permit applications with a total initial cost of $309,870.0 and one initial temporary certificate of occupancy issuance for a project that initially costed $440,000.0. The most recent of these two items was the filing on May 21, 2021 for a 3,200-square-foot 22 building with four residential units at 1753 Popham Avenue.
One of those three items was a loan which Stagg Group borrowed $18 million from Berkeley Point Capital LLC secured by the 66,368-square-foot, 83-unit rental (D7) on 1650 Undercliff Avenue on December 6, 2019.

In the second, Z. S. Inc. through the entity 1730 Popham LLC paid $5.0 million to Morgan Group through the entity Popham Avenue LLC for 36-unit rental (D1) at 1730 Popham Avenue in Highbridge, Bronx.
The deal closed on June 9, 2021 and was recorded on June 22, 2021.
The property has 34,200 square feet of built space and 0 square feet of additional air rights for a total buildable of 8,375 square feet according to PincusCo analysis of city data. The sale price per built square foot is $146 per the PincusCo analysis.
The owner bought the property on 28-May-13, for $5.9 million.
The signatory for Morgan Group was Scott Morgan. The signatory for Z. S. Inc. was Yaakov Einhorn.
