City Skyline Realty pays $7.5M to Winston Barrow for rental in East Village

City Skyline Realty through the entity 233 E 3rd LLC paid $7.5 million to Winston Barrow through the entity 233 East 3rd Street Associates Lp for 29-unit rental (C1) at 233 East 3rd Street in East Village, Manhattan.
The deal closed on June 14, 2021 and was recorded on June 22, 2021.
The property has 17,754 square feet of built space and 0 square feet of additional air rights for a total buildable of 15,708 square feet according to PincusCo analysis of city data. The sale price per built square foot is $422 per the PincusCo analysis.
The signatory for Winston Barrow was Winston Barrow. The signatory for City Skyline Realty was Douglas Peterson.

Douglas Peterson is the owner of City Skyline Realty. 
The former owners according to the Department of Housing Preservation and Development included Winston Barrow, head officer and Eileen Barrow, officer. The business entity was 233 E 3rd Street Assoc Lp.
Within a 400-foot radius of 233 East 3rd Street, Pincusco identified seven commercial real estate items of interests occurred over the past 24 months.
Of those seven items, one was in new building development. It was a new building permit issued on November 26, 2019 for a 20,928-square-foot R-2 building with 20 residential units residential units at 238 East 3rd Street.
Of those seven items, two were for major renovation including a certificate of occupancy change. They were two permits with a total initial cost of $2.5 million. The most recent of these two items was the permit on September 28, 2020 for a 8,251-square-foot R-2 building with seven residential units at 21 Avenue B.
Of those seven items, four were loans above $5 million totaling $39.4 million. The most recent of the four was Lalezarian Properties which borrowed $12.9 million from Santander Bank, N.A. secured by the 49,923-square-foot, 61-unit rental (D1) on 222 East 3rd Street on March 29, 2021.
