Yoel Schwimmer files plans for 496-unit mixed-use building, most units filed in Gowanus in 20 years

Yoel Schwimmer, on November 16, filed a permit application for construction of a 496-unit, 421,918-square-foot mixed-use building at 477 Smith Street in Gowanus, Brooklyn.

The plans call for the construction of the most dwelling units in Gowanus in at least 20 years, according to an analysis of DOB filings by PincusCo Media. The job is estimated to cost $37,000,000.

The explosion of development plans in Gowanus has quickly turned the neighborhood into the most popular area for new development in recent months. Since the start of September, there have been plans filed for over 2,500 dwelling units in the neighborhood, which is the most in the entire city. In fact, in the last two weeks alone there have been plans filed for the construction of 1,667 new units in Gowanus.

Proposed units by neighborhood since September

The plans call for the construction of a 29-story building and were filed with the New York City Department of Buildings under job number B00625252. The development site spans several tax lots.

The project is described in the filing as: proposed 29-story mixed-use building.

Per the plans, the ground floor of the building will have a lobby, retail space, and parking garage. Floors two and three will each have 39 dwelling units per floor, the fourth floor will have 26 dwelling units, floors five through 23 will each have 17 dwelling units per floor, floors 24 and 25 will each have 39 dwelling units per floor, and floors 26 through 29 will each have 13 dwelling units per floor. The 25th floor will also have a lounge.

The architect listed is Oda-Architecture, P.C.

The property was acquired for $48 million on July 21, 2017.
