Yehuda Cohen sells Bed Stuy rental for $3.2M

Townhouse Rental II, L.L.C paid $3.2 million to Yehuda Cohen through the entity 395 Kosciuszko Management LLC for the five-unit rental (C2) at 395 Kosciuszko Street in Bed Stuy, Brooklyn.
The deal closed on November 18, 2021 and was recorded on December 6, 2021.
The property has 3,600 square feet of built space and 2,400 square feet of additional air rights for a total buildable of 6,000 square feet according to PincusCo analysis of city data. The sale price per built square foot is $881 and the price per buildable square foot is $529 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on June 7, 2019, for $1.6 million.
The signatory for Yehuda Cohen was Yehuda Cohen. The signatory for Townhouse Rental II, L.L.C was Carter Martin.

Of those two items, two were loans above $5 million totaling $22 million. The most recent of the two was Joel Schwartz which borrowed $5.2 million from Bridge City Funding secured by the 8,027-square-foot, 10-unit rental (D1) on 922 Dekalb Avenue on October 22, 2021.
