Roza Koyenova pays $5M to Shlomo Karpen for school in Flatbush
Roza Koyenova through the entity 1919 Cortelyou Holdings LLC paid $5 million to Shlomo Karpen through the entity 1919 Cortelyou Realty LLC for a school building (W9) at 1919 Cortelyou Road in Flatbush, Brooklyn.
The deal closed on November 18, 2021 and was recorded on December 6, 2021.
The property has 11,100 square feet of built space according to PincusCo analysis of city data. The sale price per built square foot is $450 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The seller bought the property on December 17, 2019, for $2.5 million.
The signatory for Shlomo Karpen was Shlomo Karpen. The signatory for Roza Koyenova was Roza Koyenova.
Within a 400-foot radius of 1919 Cortelyou Road, PincusCo identified eight commercial real estate items of interests occurred over the past 24 months.
Of those eight items, three were sales above $5 million totaling $40.9 million. The most recent of the three was Moshe Greenzweig which bought the 54,307-square-foot, 47-unit rental (D1) on 822 Ocean Avenue for $8.0 million from Bronstein Properties on August 12, 2021.
Of those eight items, five were loans above $5 million totaling $106.3 million. The most recent of the five was Shel Capital which borrowed $21 million from Dime Community Bank secured by the 4,930-square-foot, 16-unit rental (C1) on 805 Ocean Avenue and five other properties on November 15, 2021.
Correction: An earlier version of this post identified the parcel as “industrial” but in fact it’s a school.
