WRS, Kalikow, Ishay, receive TCO for 68-unit residential building in Flatbush
WRS Associates, Kalikow Group, and Ishay Group, on August 31, were issued a temporary certificate of occupancy for construction of a 68-unit, 48,770-square-foot residential building at 2415 Church Avenue in Flatbush.
Reports stated that the three developers were joint owners of the property.
The plans, pre-filed on February 18, 2015 by WRS, call for the construction of a 70-foot tall, seven-story residential building. The time from pre-file to TCO was five years and seven months.
The project is described in the filings as: it is proposed to erect a new seven-story residential building as shown on plans.
According to the plans, the cellar has storage, a fitness center, and laundry room. The ground floor has a lobby, library, tenant lounge, mailroom, and one dwelling unit. Floors two through five each have 11 dwelling units, the sixth floor has 13 dwelling units, and the seventh floor has 10 dwelling units as well as an outdoor recreation terrace. The roof provides four more terraces. The building has parking available for 35 cars.
KSQ Architects was responsible for the design of the development.
According to reports, rents range from $1,900 per month for studios and up to $4,000 per month for two-bedroom apartments.
The property was acquired for $1 million on April 28, 2014. The purchase, which came out to just over $20 per buildable square foot, was considered a great deal for the developers.
