W&L Group receives TCO for 91K sf residential building in Flushing

W&L Group Construction, on November 24, was issued a temporary certificate of occupancy for construction of an 80-unit, 91,944-square-foot residential building at 131-11 Fowler Avenue in Flushing.

The plans, pre-filed on March 1, 2016, call for the construction of a 79-foot tall, eight-story, 91,944-square-foot residential building with 80 residential units. The time from pre-file to TCO was four years and eight months. The owner representative was Philip Wong.

Wong and Meng Wang submitted a plan to sell 80 condominium units at the building in July 2019, but that plan had no price, and has not been accepted or withdrawn, according to records maintained by the New York State Attorney General.

The just-completed DOB project is described in the filings as: new building.

The building has 17,963-square-feet of commercial space, in the form of four retail stores on the ground floor. The ground floor also has a residential lobby, per the plans. Floors two through six each have 13 dwelling units per floor, the second floor also has an outdoor recreation terrace. The seventh floor has nine dwelling units, while the eighth floor has six dwelling units and four private terraces.

MY Architect P.C. was in charge of the architecture for the development.

The property was acquired for $10.2 million on May 19, 2014.

Reports around the time of filing indicated that the development was expected to be completed in 2019.
