Windfall Group files plans for two buildings with a combined 165 units in Jamaica

Windfall Group, on April 21, filed two permit applications for construction of a 113-unit, 85,344-square-foot mixed-use building at 89-26 162nd Street and a 52-unit, 50,122-square-foot mixed-use building at 89-25 162nd Street in Jamaica, Queens. Eddie Ni, president of the firm, filed the plans.

There have been 38 new building plans, including these two, filed in the neighborhood in the previous 12 months.

The first plans call for the construction of a 112-foot-tall, nine-story building and were filed with the New York City Department of Buildings under job number Q00721236.

The development site spans one tax lot. The lot has a width of 97 feet.

The project is described in the filing as: propose a nine-story including sub-cellar and cellar mixed-use new building.

Per the plans, the ground floor of the building will have a fresh food market, community space, and additional retail space. Floors two through six will each have 16 dwelling units per floor, the seventh floor will have 14 dwelling units, the eighth floor will have 12 dwelling units, and the ninth floor will have seven dwelling units. The cellar and sub-cellar will have a total of 64 parking spaces.

The second plans call for the construction of a 72-foot-tall, six-story 52-unit, 50,122-square-foot mixed-use building at 89-25 162nd Street and were filed with the New York City Department of Buildings under job number Q00721898.

The development site spans on tax lot. The lot has a width of 127 feet.

The project is described in the filing as: propose an eight-story mixed-use new building.

Per the plans, the ground floor of the building will have parking for 26 cars. Floors two through five will each have 11 dwelling units per floor, while the sixth floor will have eight dwelling units. The basement will have retail stores and community space.

The property was acquired for $5 million on June 4, 2018.
