West Village townhouse sells for $27.3M

The entity 727 Washington NYC LLC paid $27.3 million to Anthony Davis for the townhouse (A4) at 727 Washington Street in West Village, Manhattan.
The deal closed on August 12, 2021 and was recorded on August 25, 2021.
The property has 10,935 square feet of built space and 4,259 square feet of additional air rights for a total buildable of 15,212 square feet according to PincusCo analysis of city data. The sale price per built square foot is $2,493 and the price per buildable square foot is $1,792 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)

Within a 400-foot radius of 727 Washington Street, PincusCo identified five real estate items of interests occurred over the past 24 months.
Of those five items, two were sales above $5 million totaling $41 million. The most recent of the two was 335 11th Street LLC which bought the 4,004-square-foot, one-unit townhouse (A5) on 335 West 11th Street for $15 million from Julianne Moore on July 13, 2021.
Of those five items, three were loans above $5 million totaling $66.5 million. The most recent of the three was 332 W 11 Holding LLC which borrowed $32.2 million from First Republic Bank secured by the 24,840-square-foot, one-unit industrial (G1) on 332 West 11th Street on December 31, 2020.
