West Village townhouse sells for $16.4M
The entity A Mighty Elk Arrives, LLC paid $16.4 million to Bradley and Elizabeth Whitman for the townhouse (A4) at 76 Washington Place in West Village, Manhattan.
The deal closed on August 12, 2021 and was recorded on August 25, 2021.
The property has 4,636 square feet of built space and 2,752 square feet of additional air rights for a total buildable of 7,396 square feet according to PincusCo analysis of city data. The sale price per built square foot is $3,526 and the price per buildable square foot is $2,210 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
Within a 400-foot radius of 76 Washington Place, Pincusco identified eight real estate items of interests occurred over the past 24 months.
Of those eight items, one was for major renovation including a certificate of occupancy change. It was a permit issued on March 25, 2021 for the $358,000 renovation of 5,488-square-foot R-3 building with two residential units at 114 Waverly Place.
Of those eight items, three were sales above $5 million totaling $54.2 million. The most recent of the three was Sherman, Debra which bought the 7,920-square-foot, one-unit townhouse (A4) on 122 Waverly Place for $13 million on August 11, 2021.
Of those eight items, four were loans above $5 million totaling $43.2 million. The most recent of the four was Washington Square Hotel which borrowed $7.0 million from Northeast Bank secured by two condo units in the 5,900-square-foot, two-unit mixed-use building (RC) on 103 Waverly Place on July 19, 2021.
