West Egg files plans for 14-unit building in Corona

Sam Eshaghoff, managing principal of West Egg Development submitted a new building construction project for a 14-unit, 9,760-square-foot residential (R-2) building at 46-06 108th Street in Corona, Queens. The plan was filed on August 29, 2022. It calls for the construction of a 41-foot-tall, four-story building and was filed with the New York City Department of Buildings under job number Q00774715. The project is described in the filing as: construct new 4-story mixed use building.

The 46-06 108th Street parcel has frontage of 50 feet and is 100 feet deep with a total lot size of 5,000 square feet. The zoning is R6B which allows for up to 2 times floor area ratio (FAR) for residential with inclusionary housing. The city-designated market value for the property in 2022 is $350,000.
The industrial building in Corona has zero square feet of built space and 10,000 square feet of additional air rights for a total buildable of 10,000 square feet according to PincusCo analysis of city data.

The two identified owners are Robert Cunniffe and the City of New York. On the tax block, there were two new building construction projects totaling 12,820 square feet. The largest is a 14-unit, 9,760-square-foot R-2 building developed by Sam Eshaghoff with plans filed August 29, 2022 and it has not been permitted yet. The second largest is a three-unit, 3,060-square-foot R-2 building developed by Antony Herrera with plans filed March 1, 2011 and permitted December 31, 2013.
