West Egg files plans for 14-unit building in Corona

Sam Eshaghoff, managing principal of West Egg Development submitted a new building construction project for a 14-unit, 9,760-square-foot residential (R-2) building at 46-06 108th Street in Corona, Queens. The plan was filed on August 29, 2022. It calls for the construction of a 41-foot-tall, four-story building and was filed with the New York City Department of Buildings under job number Q00774715. The project is described in the filing as: construct new 4-story mixed use building.

The 46-06 108th Street parcel has frontage of 50 feet and is 100 feet deep with a total lot size of 5,000 square feet. The zoning is R6B which allows for up to 2 times floor area ratio (FAR) for residential with inclusionary housing. The city-designated market value for the property in 2022 is $350,000.

The second largest is a three-unit, 3,060-square-foot R-2 building developed by Antony Herrera with plans filed March 1, 2011 and permitted December 31, 2013.
