Werwaiss Properties files plans for 240-unit mixed-use building in LIC
Werwaiss Properties, on July 15, filed a permit application for construction of a 240-unit, 163,147-square-foot building at 23-02 42nd Road in Long Island City, Queens. Gretchen Werwaiss, a partner with the firm, filed the plans.
Werwaiss Properties is a multi-generational, family-owned real estate management and development company based in Long Island City.
The plans call for the construction of a 372-foot-tall, 37-story building and were filed with the New York City Department of Buildings under job number Q00548195. The development site spans two tax lots.
The project is described in the filing as: HUB consultation on 6/11 – to be assigned to same examiner as NB #Q00548200. New 37-story building.
According to the plans, the ground floor of the building will have retail space. Floors two and three will each have six dwelling units, floors four through seven will each have seven dwelling units per floor, the eighth floor will have eight dwelling units, the ninth floor will have three dwelling units, floors 10 through 23 will each have eight dwelling units per floor, and floors 24 through 34 will each have seven dwelling units per floor.
The architect listed is Fogarty Finger LLC.
Recent development in the neighborhood is highlighted by Lloyd Goldman’s BLDG Management, who filed a permit application in June for the construction of an 818-unit, 650,090-square-foot mixed-use building at 42-02 Orchard Street.
