Watermark, Kayne Anderson get TCO for Brooklyn Heights assisted living facility following $25M rehab
Watermark Retirement Communities and Kayne Anderson Real Estate, on June 1, were issued a temporary certificate of occupancy for a $25.5 million change in use of a 265,586-square-foot building at 21 Clark Street in Brooklyn Heights.
The plans, pre-filed June 9, 2018, called for no change in size but a change in use to the 150-foot tall, 15-story, 265,586-square-foot building.
The project is described in the filings as: interior renovation of building to convert building to enriched-living facility. The initial cost as reported in the DOB filing for the work described in this permit application is $25,493,045.
The building was constructed in 1928 as the Leverich Towers Hotel. Nearly 50 years later, it was purchased by Watchtower and used to house Jehovah’s Witnesses volunteers in the area. Kayne Anderson Real Estate acquired the property for $202.5 million on October 31, 2017 and began renovating the building. Total construction costs are north of $60 million.
The assisted living facility includes a wellness center, beauty salon, theater, art studios, gym, yoga room, and pool, according to the plans. The building has memory care units on the second and third floor, for those who need cognitive assistance. Assisted living units are located on floors four through 10, 12, 14 and 15. Independent living units are located on floors 11 and 13.
The architect behind the project is Montroy DeMarco Architecture LLP.
